Why the cheapest quote is not always cheapest
Every certificate is lodged to the same national register, so the document is identical whoever produces it. What differs is the assessment. Where evidence is missing — no loft access, no cavity-fill paperwork, no boiler records — the software applies a pessimistic default for the property’s age and construction. That default routinely costs a band.
On an owner-occupied sale, a band is a negotiating point. On a rental heading toward the 2030 band C requirement, a wrongly recorded band can trigger thousands of pounds of works you did not actually need. That is a poor trade for saving twenty pounds.
